At Coastal Host Jersey, we specialise in managing short-term rentals, ensuring a seamless experience for both property owners and guests. Before we can assist you, it's essential to ensure your property complies with Jersey's regulations for short-term letting.

  • As of 1 April 2024, Jersey property owners can let out their property (or a part of it) as short-term holiday lets for up to 12 weeks in each calendar year without needing planning permission. However, certain conditions apply:​

    • Usage Limit: The property can be used for short-term holiday lets for a combined total of no more than 12 weeks per calendar year.

    • Leisure Purpose: The accommodation is for leisure purposes only and cannot be used as a main dwelling during those 12 weeks.

    • Multiple Visitors: The 12-week limit covers the total combination of visitors, not per individual guest.​

    If you wish to let your property for more than 12 weeks annually, you must obtain planning permission for a change of use.

  • Before proceeding, please ensure:

    Title Restrictions: If your property is a share transfer or flying freehold apartment, verify that there are no restrictions on short-term lettings in the articles of association or co-ownership declarations.

    Assisted Buyer Schemes: If you purchased your home through an assisted buyer scheme, check the scheme documents for any prohibitions on leasing or sharing occupation.

    Mortgage Terms: Review your mortgage agreement to confirm that short-term letting is permitted or if lender consent is required.

    Lease Agreements: If you rent your property, ensure your lease allows subletting or short-term rentals, and obtain landlord consent if necessary.

    Insurance Policies: Inform your home and contents insurer about your intention to host paying guests to ensure coverage remains valid.​
